Rental Terms and Conditions

RENTAL OBJECTS
The vacation rentals are rented out to guests in the name and on behalf of their owners through Ferienwohnungen und Immobilien St. Zeno®. They are fully furnished and equipped in accordance with the housekeeping items on the inventory list that is displayed in each apartment.

USAGE TERMS, COMPLAINTS
The guests are requested to treat the apartment and its inventory gently and to hand it over to the owner or their agent in a clean and orderly condition upon departure.

 

Prior to departure, our guests are asked to do the dishes and dispose of their garbage, taking into account the rules for waste separation. We must be notified about any damage immediately and guests are held responsible for any damage they caused. In the case that cleaning of excessive dirt or heavy staining becomes necessary, or if guests make excessive use of the provided bed linen and towels, this will be invoiced separately.

 

With the exception of patios and balconies, smoking in the apartments is prohibited at any time. Guests who wish to bring pets must obtain the prior approval from the owners. Subletting the apartment is not allowed. The house rules that are relevant for the respective apartment building apply. We kindly ask you to approach us with any complaints, as this is the only way for us to solve your issues.


CANCELATION POLICY
Canceling a booked apartment within seven days after receipt of the booking confirmation is free of charge. For bookings that are canceled later than seven days for whatever reason, 80% of the due amount is charged if the apartment cannot be rented out to another guest during this period of time - unless the guest can prove that lesser damage has occurred. This applies to all rental agreements that are canceled one week and later after conclusion of the agreement or in case of premature departure. In the event that the apartment can be rented out to another party, the guest will be refunded their deposit less a cancelation handling fee of EUR 30 upon disclosure of the guest's bank details.

We recommend our clients to take out a travel cancelation insurance.


ARRIVAL, DEPARTURE, HANDING OVER OF KEYS, BAGGAGE DELIVERY, BEVERAGE SERVICE AND AIRPORT TRANSFER

As a rule, the vacation homes are ready to move in by 2 pm. An earlier arrival can be arranged beforehand, given that the apartment is ready for occupation at an earlier time already.

 

As a rule, the keys are handed over the at the news agent's (Lotto/Toto) in front of the train station. The store is opened until 8 pm every day, including Sundays and holidays. If it becomes foreseeable that you arrive later than 8 pm, please let us know immediately so that we are prepared to drive to your booked apartment and personally hand over the keys.

The keys for all apartments located in Zenostraße 5 can be deposited in a metal box that is stored in a niche in the wall on the right side next to the entrance.

 

At the day of departure the apartment must be vacated by 10 am. Special agreements can be made if requested in advance. For the Haus St. Zeno, baggage can be delivered in advance. For all other apartments, the delivery and collection dates must be fixed so that the guests themselves are present at that point of time.

 

Beverages can be ordered under +49 (0) 8651 610 98 99. Please note that there is a 2-day handling time for deliveries and that ordering beverage service can only be done after your arrival.

 

Guests can book transportation service to collect them from and bring them to Munich and Salzburg Airport under

+43 (0)662 81 61 - Flughafentransfer Salzburg and

+49 (0)170 941 52 94 - Sylvias Shuttle Service Bad Reichenhall.

 

DEPOSIT, SETTLEMENT, PAYMENT

For each booking, a down payment of at least EUR 100 must be wired to our account after receipt of the booking confirmation. The transferal of the amount must be effected at zero costs for the receiver. Settlement of the remaining payment can be effected at the beginning of your stay and at the latest one business day before departure. You can pay the amount due by advance payment or come to our office before noon and pay in cash or by direct debit.

 

GUEST CARD / VISITOR'S CARD
According to the visitor's tax rules and regulations, every guest is obligated to pay a visitor's tax to the Bayerisches Staatsbad Bad Reichenhall. Guest / visitor's cards are issued by the Kur-GmbH/Tourismusinfo located in the Wittelsbacher Straße 15 and must also be paid there. Please hand in the carbon copies of the registration forms you will receive there at our office for control purposes.

For the guest cards to be issued, the following data is required: First and last name, date of birth, the number and validity period of your severely handicapped pass with an entry for a required accompanying person, if applicable.


Spa zones I and II:
EUR 3 /person (severely handicapped persons: EUR 2.50, business- and craftsmen EUR 1.50)

If there is an entry for a required accompanying person on the severely handicapped pass, the accompanying person is exempt from paying the visitor's tax. Children up to the age of 16 who are accompanied by their family members are also exempt from paying the visitor's tax. Honorary visitors (Ehrenkurgäste) must present the corresponding confirmation issued by the Kur-GmbH.
